Phase 0 – Smart building understanding & needs analysis
In this initial phase, we will jointly create a clear understanding of the topic of smart buildings. We will analyze the requirements from the perspective of the users and the planned use, and derive concrete needs from this.
The aim is to identify key challenges, needs and goals early on – as a sound basis for all further planning steps.
Construction phase: HOAI LP0 needs assessment
Methods: e.g. sprint week, requirements workshop, user interviews, surveys, data analysis, desk research, ideation
Phase 1 – Strategy & readiness check
Together, we develop a customized digital strategy for your building or portfolio. To do this, we analyze the current state of the existing infrastructure and assess the digital starting point.
The goal is to formulate a clear Smart Building strategy that will serve as the basis for the next implementation steps.
Construction phase: HOAI LP0 – needs assessment to LP1 – basic evaluation
Methods: e.g. Sprint week, strategy workshop, site visit, readiness check, data analysis, ecosystem high level, strategy canvas
Phase 2 – Concept & planning
We develop concrete smart building use cases and translate them into a holistic concept. In doing so, we jointly define the requirements for construction and IT.
The concept will be coordinated with all relevant specialist planners. In addition, an IT ecosystem with a clear structure and system map will be created – serving as a binding framework for further planning.
Construction phase: HOAI LP2 – preliminary planning to LP3 – design planning
Methods: e.g. user interviews via use case, ecosystem big picture, IT and construction requirements, interface concept, sensor types, data interfaces, requirements use cases.
Phase 3 – Development & implementation
In this phase, the defined use cases are elaborated in detail – if necessary, also as initial functional prototypes (MVPs). We develop the infrastructure concept for the building and integrate the relevant data sources. Furthermore, we advise and support the selection of suitable solutions and providers – including tenders and award processes. Finally, we assist with the integration of the digital twin and data platform into the technical system landscape.
Construction phase: HOAI LP3 – design planning to LP8 – site supervision
Methods: e.g. prototyping, PoC + MVPs, tendering, interface integration, vendor support, tender support, data interface integration and planning, budget planning and check-up, customized development
Phase 4: Usage, operation & optimization
After the project launch, we monitor the operation of the smart building and support ongoing optimization. The digital twin is maintained and further developed, operational data is analyzed, and potential improvements are identified. In an end-to-end review, we verify whether the defined goals, needs, and strategies have been implemented – and adjust the digital building strategy accordingly, if necessary.
